It is important to remember that your rental agreement includes requirements for regular maintenance and servicing of all BOXX Modular units

When it comes to regular maintenance requirements, you must ensure:

  • These services are performed by a qualified service technician, or
  • You contact your local BOXX Modular team to coordinate the service (applicable charges may apply).

This will help you ensure:

  • Your units are in top working condition at all times
  • Costly damage is prevented

Routine Maintenance Requirements

HOUSEKEEPING

It is important to schedule routine maintenance for all of your modular buildings, with best practice having maintenance occur every 1 (ideal) to 3 (maximum) months.

What Does Housekeeping Include?

BARD HVAC System

BARD HVAC filter systems require routine inspection and servicing to ensure functionality and to mitigate costly repairs. This includes:

  • Routine filter changes 
  • Routine coil cleaning

In the event that you hear any unusual noises (ex. rattling) or smell anything unusual (ex. burning) coming from a BARD unit, please report to our service team immediately. 

Outdoor Inspection

To maintain the exterior of and area around your unit, it is important to:

  • Inspect and clear any debris and/or clutter (such as tools, equipment, twigs, leaves, etc.)
  • Inspect and clear any ice and snow (in winter)
  • For all mobile units: Inspect all tires and ensure they are properly inflated

Indoor Inspection

General cleaning is important when it comes to maintaining proper functionality and preventing build-up and related damages. We suggest regular, general cleaning for:

  • Kitchen areas, appliances, and fixtures.
  • Bathrooms, including toilets and sinks (PRO TIP: Never flush anything down a toilet that is not toilet paper to avoid clogging and plumbing issues).
  • All surfaces and floors (PRO TIP: We recommend using floor savers when using swivel chairs. We have options for rent you can discuss with your local sales rep).

Preparing for Winter

Fall Maintenance

BARD HVAC System

Each BARD HVAC system requires seasonal servicing twice per year: once in the spring for AC, and once in the fall for heating. 

You can either:

To retain heat, please keep windows and doors closed and ensure your thermostat is set at a warm, stable temperature at all times. 

Shut-Down Periods

If your site office is equipped with plumbing and/or fixtures, you must consider the following.

If you are shutting down your operations for any period of time (ex. for weekends or holidays), you must either:

  1. Ensure heat is left on at all times, or
  2. Ensure your systems are properly winterized.

We recommend keeping heat on to avoid freezing issues, as this is the easiest option. 

A shut-down applies to any period of time where power will be disconnected, or heat will be shut off, even if it's just a few days.

Why is This Neccessary?

It is important to either 1) ensure heat is left on, or 2) that your units are properly winterized (disconnecting the power or leaving units unheated) to prevent damage.

If units are left unheated and are not properly winterized, waterlines will freeze. When defrosted, leaks, plumbing damage, and water damage are very likely, and in most cases, very costly. 

OPTION 1: Leaving Power On

If you choose to leave power on during shutdown periods, it is important to ensure:

  • You maintain an average temperature of ~16 degrees C inside units
  • If on a power generator: ensure gas is full (running out of gas wile running WILL damage the BARD unit). 

OPTION 2: Winterizing

If your unit(s) is equipped with any of the following:

  • Holding tanks with or without pumps
  • Hot water tanks
  • Washrooms with porcelain fixtures
  • Surface mounted plumbing and in-wall/in-floor plumbing and fixtures

And you plan on disconnecting the power or leaving units unheated.

This typically applies to portable washroom units and buildings with kitchens.

For Water Tanks with Pump Assemblies:

Ensure your waste and water tanks are emptied before they are unplugged. Tanks need to be emptied and pumps drained via the drain plug with antifreeze added to the pump priming port.

To Avoid Any Issues:

Ensure your:

  • Plumbing lines are blown out or filled with antifreeze prior to shutdown
  • Fixtures and p-traps have antifreeze added
  • Urinal water lines (vertical drops to flush valve) need to be blown out and/or have antifreeze added
