BOXX Modular was able rise to these challenges, delivering a 2 floor, 6,240 sq. ft. building comprised of 12 modules through their innovative approach to modular construction.
The building incorporates specialized seismic detailing, adhering to rigorous safety standards while optimizing the site's floor area ratio. To meet environmental standards and restraints, the project integrates high energy efficiency features, including dual electric heat pumps, rooftop units to reduce greenhouse emissions, high-performance windows, and LED lighting with occupancy sensors. The design also boasts low-impact lighting, an EV charging station, and a cutting-edge stormwater capture and retention system. The use of modular construction itself was crucial in overcoming the tight labor market and remote location challenges. Over 90% of the building was constructed offsite, which minimized onsite labor requirements and disruption to neighboring businesses. This approach not only expedited the construction process, allowing for completion within just two craning days, but also ensured a cost-effective solution without compromising on quality or functionality.
Internally, the building features perimeter offices that maximize natural light, a spacious second-floor conference room, and durable prefinished walls and floors. Custom shelving and casework were tailored to meet specific operational needs, while two integrated stair modules facilitate vertical movement without sacrificing valuable office space.
