Overcoming Cramped Urban Space and Time Constraints
The downtown Toronto location of the project presented a significant challenge: a small site footprint with cramped conditions and low maneuverability. Our client needed to provide enough office and lunch space to support a large crew consisting of Kenaidan employees, their partners’ employees, and various subcontractors, all within these tight conditions. Additionally, the solution had to be scalable for future expansions and have a quick turnaround to meet the project’s schedule.
Building a Vertical "SmartSpace Village"
To maximize usable site space, a unique, vertical work area was needed. With their flexibility, stackability, and scalability, our SmartSpace units became the perfect solution.
Our Stoney Creek branch designed and installed a modular "SmartSpace village" for this unique project team. During the first two weeks, our team delivered 41 SmartSpace units to create three separate, multi-story complexes. Units were uniquely set using a crane to overcome the site's low maneuverability.
Kenaidan Complex: A 23 unit, three story complex was installed to maximize workspace. It featured windows overlooking the job site and a third story viewing deck for an outdoor break area.
Subtrade Village: Two separate two story, 16 unit complexes were installed to create a shared space for all subcontractors, providing an innovative solution when site space couldn't accommodate conventional, individual trailers.
Partner Complex: A 2 unit, single story complex was initially set for their partner’s workers.
To connect the complexes, washroom trailers, and a combo tank were placed between the buildings, all linked by a continuous decking system. This made for a seamless “SmartSpace village” consisting of multiple, stacked complexes.
Additionally, our team created a unique balcony overlooking the project site for one of the buildings, giving the hard-working crew a much-deserved BBQ and outdoor space for lunches and breaks.

Maximizing Space and Accelerating Timelines
Our dedicated Stoney team delivered and set the 41 SmartSpace units in just two weeks, providing a high-capacity, flexible, and efficient workspace solution in record time. SmartSpace’s unique, stackable design accommodated the project’s strict timeline and spatial limitations while providing comfortable and functional spaces for over 100 employees.
Project Growth and Village Expansion
The project team, pleased with the performance of their existing workspace, most recently requested 12 additional SmartSpace units due to growing project needs. This resulted in expanding the partner complex with 4 additional units, comprising 3 on each floor. As well as an additional 8 unit, two story complex was also installed to accommodate the team’s growth.
